  • You add us as a user in your own QuickBooks Online, Xero, AppFolio or Buildium account, at whatever permission level you choose
  • One named bookkeeper, reachable by email — not a rotating ticket queue
  • Financial records exchanged through secure transfer, never as email attachments
  • A written findings report at the start, so scope is never verbal-only
  • Cleanup quoted as fixed, defined work before anything starts
  • Monthly close and statements delivered on a set cadence

Where the boundaries are

We don’t ask for your bank login — read-only bank feeds stay connected through your own accounting platform, the same way they already are. We don’t take blanket admin access we don’t need for the work. And we don’t lock your books behind us: if you leave, your records leave with you, in a form the next bookkeeper can pick up.

What a month looks like, once you're a client

    Transactions coded

    Everything from the prior month coded to the right account, property or channel as it's identified.

    Mid-month

    Payables and reconciliation

    Vendor invoices entered, payments run, bank and platform feeds reconciled against the books.

    Books closed, statements or reports prepared in the format you actually use.

Common questions

How do you actually access our books?

You add us as a user in your own QuickBooks Online, Xero, AppFolio or Buildium account, at whatever permission level you choose. We don't ask for your bank login — read-only bank feeds stay connected through your own accounting platform, the same way they already are.

How do we communicate day to day?

Email, to the same named bookkeeper throughout — not a support inbox that routes to whoever's free. We reply within one business day, faster on anything urgent.

Do you sign a confidentiality agreement?

Yes. We're glad to sign whatever agreement your business already uses, and we'll put our own standard terms in writing before any access is granted.

What happens if we want to leave?

Your records leave with you, in your own systems, in a form any bookkeeper can pick up — including one who isn't us. We don't build in anything designed to make leaving expensive or difficult.

Do we need to already be using QuickBooks or Xero?

No. If you're on spreadsheets or another platform, tell us in a books review and we'll say plainly whether a migration makes sense before you commit to one.

What if the books review finds nothing wrong?

Then we tell you that, and you've paid for a written report confirming it — which is a genuinely useful thing to have, not a wasted engagement.
