Year-end is coming. Books behind? Book a cleanup review

Services

Everything we do is property accounting.

Four services and three industries. Most clients start with one and add others once the books are stable — we don’t bundle them, because the right mix depends on your portfolio.

Or by what you need

  • Monthly bookkeeping

Reconciliation, AP and AR, vendor tracking, month-end close. Billed monthly, not hourly.

    • Bank and credit card reconciliation
    • Property-level allocation
    • Month-end close
  • Cleanup and catch-up

Books behind or wrong. Scoped and quoted as defined work, separately from anything ongoing.

    • Duplicate removal
    • Unreconciled balance investigation
    • Chart of accounts restructure
  • Owner reporting

Statements in the format your owners asked for, not the one your software produces.

    • Owner statements
    • Distribution accounting
    • Property-level performance
  • Automation

    New

Built on the QuickBooks Online API. The mechanical parts, without adding people to them.

    • Reconciliation matching
    • Multi-entity consolidation
    • Scheduled month-end packs

Also included, depending on scope

  • Accounts payable and receivable
  • Tenant ledger reconciliation
  • Payroll support
  • Year-end packages for your CPA

What’s changing — 2026 into 2027

Most of bookkeeping is about to be automated. That is not a problem for you.

It is worth being direct about this, because a bookkeeping firm has an obvious incentive not to be. The World Economic Forum’s Future of Jobs report lists accounting, bookkeeping and payroll clerks among the fastest-declining roles globally. The mechanical work is going away.

  • 90%+

    of bank reconciliation is automatable

Transaction matching is a solved problem. What is not solved is deciding whether an unmatched item is a timing difference, a duplicate, or a genuine error — and what to do about it.

  • 80%

    of data entry is automatable

Document extraction and predictive coding now handle most routine entry. The judgement calls — how a shared expense splits across properties — still need a person who knows the portfolio.

  • 2026

    month-end close changes shape

Transaction coding, reconciliation, schedule updates and variance analysis are expected to need dramatically less human involvement by the end of the year.

The platforms you already use are moving

  • BuildiumAI-drafted owner statements
  • Rent ManagerAutomated charge coding
  • YardiMachine-learning invoice matching in Procure to Pay
  • MRI SoftwareAI lease abstraction

These are features arriving inside the software property managers already run — not products anyone has to go and buy.

Where we sit in that

We build the automation rather than compete with it. Our team works in the QuickBooks Online API, which is unusual for a bookkeeping firm — most sell hours, so more work means more people.

What we don’t claim: we are not an AI company, we don’t run autonomous agents against your ledger, and we are not going to tell you a model reviews your trust position. The parts that need judgement get a named bookkeeper.

What we actually automate →

What doesn’t automate

Matching four hundred transactions against a bank feed is a solved problem. These are not:

  • Deciding how a shared roof repair splits across the three properties it served.
  • Knowing whether a payment is prepaid rent, a deposit, or a credit against arrears.
  • Recognising that an unmatched item is a timing difference rather than an error — or the reverse.
  • Telling an owner their statement was wrong before they find it themselves.

That is the part you are actually hiring. The rest we automate so it stops costing you money.

Common questions

Which service should we start with?

If you're not sure how far behind you are, start with a books review — that's what it's for. If your books are current and you simply don't have the hours, monthly bookkeeping is the right entry point.

Can we combine services?

Most clients do. Cleanup first, then monthly bookkeeping from clean books, then automation or owner reporting once the foundation is stable. We don't bundle them into a package, because the right mix depends on your portfolio.

Do you work outside real estate and e-commerce?

No. We work with property managers, landlords, real estate investors, multi-family owners and e-commerce sellers — nothing else. Doing a small number of things well is what makes us good at any of them.

What if we don't actually need you?

We'll tell you. If your books are current and you're happy with whoever's doing them, you don't have a problem we solve.

Start with a books review.

We’ll tell you what’s actually wrong, what it takes to fix, and whether you need us at all.

We reply within one business day. Everything you send stays confidential and goes only to the people who’d work on your account.

If your books are current and you’re happy with them, we’ll tell you that too.
