Portfolios
Four portfolio types. Four different accounting problems.
Residential breaks on allocation. Multifamily breaks on volume. Commercial breaks on recoverability. Associations break on fund separation. Pick yours — the difference is real, not marketing.
Real estate portfolios
Residential
Residential portfolios break on allocation. Dozens of small transactions across many properties, most of them shared, and each one has an owner who will eventually ask why it appeared on their statement.
Multifamily
Multifamily breaks on volume. The accounting is not conceptually harder than residential, but a small allocation error repeated across four hundred units stops being small, and nobody notices until a lender asks.
Commercial
Commercial breaks on recoverability. Every operating expense has to be classified as recoverable or not, allocated on the right basis, and defended line by line when a tenant audits the reconciliation — which they will.
Community associations
Associations break on fund separation. Reserve money belongs to the membership for a defined purpose, and operating pressure creates constant, usually well-meant, drift between the two.

Others we work with
Our team’s bookkeeping experience extends beyond real estate. Real estate is what we specialise in and where our depth is — but it would be odd to pretend the rest never happened.

- Service-based businesses
- Startups
- International trading companies
If you’re outside real estate and want bookkeeping, ask us — we’ll tell you honestly whether we’re the right fit or whether a generalist would serve you better.
Start with a books review.
We’ll set up a call to review your books — what’s actually wrong, what it takes to fix, and whether you need us at all. If we’re a fit, you get a written proposal before anything is signed.
If your books are current and you’re happy with them, we’ll tell you that too.
